Application Fee: $20 Per Applicant 18+ years and Guarantor

Security Deposit & Additional Fees:
$200 Deposit for Apartments 
$300 Deposit for Townhomes
$300 Administrative Fee
$45 Non-Refundable Gate Remote Fee per Lease Holder
*Security deposits are subject to increase based on credit approval and in some cases Guarantors will be accepted. Corporate Apartments are approved with an extra deposit equivalent to one month’s rent.

Pet Fees:
$400 per Dog (non-refundable)
$400 per Cat (non-refundable)
$600 for 2 Pets (non-refundable)
$35 per month for the 1st pet, and $60 per month for two pets
*Breed restrictions apply - 2 pets maximum per apartment home – Vet papers and spayed/neutered documentation is required.

Renters Insurance:
Renters insurance is REQUIRED ($100K personal liability). Your policy must be provided at the time of move in.

Water, Sewer, and Trash is paid by the resident to the office on the first of the month with rent. The flat rate charge is $85 for one person plus $5 per additional person.
Resident is responsible for contacting Xcel Energy to set up a gas and electric account at (1-800-895-4999)

Garages are for vehicle parking, not exclusively for storage. Open parking is available, but not assigned. – Maximum number: 3 cars per 2-car garage and 2 cars per 1-car garage.

Washer and Dryers:
All homes include a washer and dryer.
